DEVELOPMENT

Align Partner’s development capability is a key feature of managing and advising on our higher return projects. We identify and undertake a full evaluation of a project’s opportunities and the potential to enhance its physical aspects to optimise financial returns, whether it be limited refurbishment, full business re-positioning, conversions, extensions, securing or changing planning permissions, alternative use, acquisitions, and disposals.

Align Partners takes an holistic approach in managing our development projects, including:

  • initial conceptual assessment

  • securing planning permissions and permits (as required)

  • selecting the optimal procurement strategy

  • managing the physical delivery

  • market and pricing analysis

  • appointing the best design and delivery team

  • value engineering

  • providing detailed reporting packs to investors, lenders and brand partners


Our experience allows us to draw upon a comprehensive network of recommended interior designers, architects and consultants to best ensure that the initial scope of works match the intended brief and cost parameters and delivers the best outcomes, including incorporating sustainability into projects. Adhering to ESG goals, through both the development design as well as the operational phase, is not only socially responsible but also financially viable, particularly in light of soaring energy prices.

The Align team has been responsible for rolling out several thousand hotel bedroom and bathroom refurbishments for the major brands: Hilton, Marriott, Intercontinental Hotel Group, Accor and Wyndham, along with many independent operators covering most categories from budget to high-end luxury.

With a specialism for delivering complex refurbishment programmes whilst working in “live” hotel environments, Align Partners has a proven track record of maintaining operational efficiency and revenue continuity.

Recent examples include the full refurbishment of several London hotels, each with in excess of 300 bedrooms, including the remodelling of public areas and conferencing facilities, along with full refurbishments to bedrooms and bathrooms. The projects were run utilising a phased approach with a programme designed to minimise revenue displacement and maintain operations with the least guest disruption.

Total closure, particularly for substantial property repositionings, has also been successfully completed by the Align team For example, total refurbishment of a 150+ bedroom provincial property, full fire and life safety overhaul, plus a rebrand with the relaunch. This method enables the swifter return of the completed product to the hotel team and its availability to guests.

Prior to project completion, Align Partners creates and implements a comprehensive pre-opening plan which encompasses the following:

  • Budgeting and forecasting

  • Procurement of all marketing and sales materials, uniforms, OSE and opening supplies

  • Team recruitment and cost assessment

  • Sales and marketing plan, including digital media and website development

  • Pricing strategy, revenue management and distribution

  • Departmental objectives and action plans

  • Pre-opening PR
